# How Fast Can a DSCR Loan Close? Why Speed to Close Matters

A debt service coverage ratio (DSCR) loan with Total Quality Lending can close in as little as 15 days when the appraisal, title and your documents arrive on time. Speed matters because a seller weighs how likely your offer is to close along with the price, and some deals, like a 1031 exchange, run on a federal deadline no lender can extend.

If you already own two or three rentals, you have probably lost a deal to a cash buyer who offered less. The seller didn’t take the lower number out of kindness. They took the offer with fewer ways to fall apart. A [DSCR loan](/loans/dscr) qualifies on the property’s rent instead of your personal income, so your next one doesn’t touch your debt-to-income. How fast that loan closes decides whether your offer competes.

### How long does a DSCR loan take to close?

Total Quality Lending closes DSCR loans in as little as 15 days. Read that as the fast end of a range, not a promise. A DSCR loan is a chain of steps run by different people, and the slowest step sets your closing date.

The lender controls underwriting. An appraiser, a title company and an insurance agent control most of the rest, and you control your own documents. Total Quality Lending is a direct lender with its own underwriters, so the people who approve the loan are the same people structuring it from the first call. Questions about the rent, the entity or the property type get answered at the start instead of surfacing in week three.

That matters most on the rent. A DSCR loan compares what the property earns to what it costs to carry each month. If the appraiser’s rent estimate comes in below what you expected, the ratio drops, and the loan may need a different structure, such as a larger down payment. A lender who runs that number before you sign the contract has already handled the step that slows most files down. You can check the math yourself with the [DSCR calculator](/learn/calculators/dscr).

### Why does speed to close matter when you buy a rental?

A seller compares offers on price and on the odds of reaching the closing table. A financed offer with a long closing window asks the seller to wait and trust that an appraisal, an underwriter and a title search all go right. A cash buyer asks for none of that, which is why a lower cash offer can win.

A shorter closing window narrows that gap. You still can’t match cash on certainty. You can give the seller fewer days to entertain backup offers and fewer days for something to break.

Speed protects you too. Your purchase contract sets dates for the financing contingency and for closing. Miss them and, depending on how the contract is written, you can lose the property or your earnest money. Your rate lock has an expiration date as well, so a closing that slips can push you past it.

### Where does a DSCR loan lose time?

Almost every delay traces to a step that started late. Here is where each one stalls, and what you can start before you’re under contract.

**Your documents.** Missing bank statements, unsigned forms and entity papers that aren’t ready are the delays you control. Gather statements for the account funding your down payment, plus your entity documents, before you make the offer.

**The appraisal and rent estimate.** The appraiser controls this step, and it stalls on scheduling backlogs or a rent figure below your projection. Know the market rent before you offer, from comparable leases or, on a short-term rental, AirDNA data.

**Title.** Old liens, ownership gaps and a vesting name that doesn’t match the entity all surface here. Pick a title company early and decide how you’ll take title.

**Insurance.** The common miss is a policy written for an owner-occupant instead of a rental. Get a landlord or short-term rental quote while you’re still shopping.

**Condo documents.** On a condo, the association has to return a questionnaire, and some answer slowly. Ask the listing agent for association contacts the day you’re under contract.

**Underwriting conditions.** Conditions pile up when the file is missing items it should have had from the start. Answer each one the day it arrives.

None of these steps is unusual. The gap between a fast close and a slow one is mostly how many of them start the week you go under contract rather than the week underwriting asks. On condotels and non-warrantable condos, Total Quality Lending reviews the condo documents in-house, which keeps the association step from sitting in someone else’s queue.

### Is the fastest quote always the best lender?

No. A quoted timeline is worth only as much as the share of loans that actually close on it. A date you can write into a contract and hit beats a faster date you end up extending.

So, ask every lender, us included two questions. What closing date would you put in my contract for this property? What would make you miss it? A lender who answers the second question specifically has looked at your file. A lender who answers it with “nothing” hasn’t.

Speed also isn’t the only thing to judge a DSCR loan on. If the lowest rate is the whole point for you, that is a fair thing to want, and there are lenders built for it. Total Quality Lending is built for the investor who wants the deal analyzed, structured and closed by one team, and we price for that work.

### When does closing speed decide whether the deal happens at all?

In a 1031 exchange, the calendar decides. Under Section 1031(a)(3) of the Internal Revenue Code, you have 45 days after selling your relinquished property to identify replacement property. You must then receive that replacement property within 180 days of the sale or by your tax return due date, including extensions, whichever comes first. Neither clock pauses for an appraisal.

If the replacement property needs financing, the loan has to fit inside whatever is left of that window. Start the loan conversation before you sell, not after you identify. Your qualified intermediary and your CPA run the exchange. The lender’s job is to close inside their dates.

### How do you close your next DSCR loan faster?

Start before the offer. Total Quality Lending runs deal analysis, cash-flow and rental projections, and DSCR modeling at no cost, before you write the contract. You make the offer with the ratio known, the down payment known and the structure chosen, so underwriting confirms a plan instead of building one.

From there, the fast path is simple to describe and takes discipline to follow. Send your documents the day you go under contract. Order the appraisal right away. Open title and insurance the same week. Answer conditions the day they come in. The [DSCR loan requirements](/loans/dscr/requirements) page lists what to have ready.

If you buy in a limited liability company (LLC), have the formation documents in hand before you need them. Total Quality Lending closes with both the loan and the title in the LLC, so you don’t have to take title personally and transfer it later. Ask your attorney and CPA how the entity fits your situation.

A rental you lose to a cash buyer earns you nothing. The one you close on starts collecting rent. Income pays for your life. Assets change your family’s trajectory.
