# Tax Write-Offs Don’t Have to Shrink Your Mortgage

> Deductions shrink the income a conventional lender counts. Here is how investment property loans qualify business owners on rent or income without tax returns.

Tax write-offs lower the net income a conventional lender counts, so the deductions that cut your tax bill can also cap your mortgage. On an investment property, Total Quality Lending can qualify you on the property’s rent, or on your income documented without tax returns plus the property’s projected rent.

Search this question and most answers end with the same instruction. Take fewer deductions for a year or two before you apply, so your tax return shows more income. For a business owner buying rental property, that means paying tax on purpose so a lender will believe what your bank account already shows. You have a better option. Keep filing the way your CPA recommends, and choose a loan that reads your income the way you earn it.

### Why do write-offs lower the mortgage you qualify for?

A conventional lender qualifies a [self-employed borrower](/who-we-serve/self-employed) from the tax return. The number that matters is net income, the amount left after every deduction you took. That figure goes into a debt-to-income calculation against the new payment and every payment you already carry.

Part of what you deducted comes back. Fannie Mae’s Cash Flow Analysis worksheet, Form 1084, adds depreciation, depletion, amortization and business use of your home back to qualifying income, because none of that money left your account during the year. Expenses you paid in cash stay subtracted. A business that writes off fuel, contractors, software and travel shows the underwriter a smaller income, and the worksheet has no line to put those back.

So the kind of write-off matters more than the size of it. If most of your deductions are depreciation and a home office, run the conventional numbers first. The add-backs may close the gap, and when conventional financing works, it usually costs less than the programs below. We’ll tell you if that’s your situation, and our comparison of [non-QM and conventional loans](/learn/compare/non-qm-vs-conventional) lays out the trade.

### Should you cut your write-offs before applying for a mortgage?

For an investment property, you usually don’t have to. Shrinking your deductions to show more income is a tax decision made for a lending reason. It also resets with every purchase, so the investor who plans to [buy and hold](/strategies/buy-and-hold) a second and third property would be shaping their returns around lenders for years.

Total Quality Lending would rather you file the way your CPA advises and let us structure the loan around the result. How you handle deductions, depreciation and entity structure is your CPA’s call. Which loan reads your income correctly is ours. If your CPA wants to see how we work with tax professionals, send them to our page for [CPAs](/partners/cpas).

### What are your options when your tax return understates your income?

Reliance on your personal income paperwork falls as you move from a tax-return loan to the Hybrid Investor Loan to a debt service coverage ratio (DSCR) loan. A tax-return loan qualifies you on net income after add-backs. The Hybrid Investor Loan qualifies you on your personal income, documented without tax returns, plus the property’s projected rent. A DSCR loan qualifies you on the property’s rent alone. The down payment rises at each step.

That trade is the honest answer to the question most business owners arrive with, which is “will my income work?” The less a loan depends on your paperwork, the more of your own cash goes into the deal. Neither direction is wrong. The right one depends on how much cash you want to keep for the next property. For the side-by-side version, see [DSCR vs. conventional](/learn/compare/dscr-vs-conventional).

### How does the Hybrid Investor Loan count a business owner’s income?

The [Hybrid Investor Loan](/loans/hybrid-investor-loan) is the only Total Quality Lending program that uses both your personal income and the subject property’s projected rent. Your personal income can be documented without tax returns, so the deductions on your Schedule C never become the ceiling on what you can buy.

The rent side does the rest. The property needs no rental history, so a first [short-term rental](/strategies/short-term-rental) qualifies on projected income. You can test the numbers with the [STR calculator](/learn/calculators/str). There is no private mortgage insurance. Financing goes up to 85% loan-to-value on a purchase with a minimum FICO credit score of 620.

This is the program built for the business owner whose income is real and whose return says otherwise. Your loan advisor will walk through which documentation path fits how your business pays you.

### When does a DSCR loan make more sense?

A [DSCR loan](/loans/dscr) qualifies on the property’s cash flow rather than your income. Total Quality Lending runs no debt-to-income calculation on it and asks for no personal income documentation. If the property cash flows, the deal works. The [DSCR calculator](/learn/calculators/dscr) shows how a property’s rent covers its payment, and the [DSCR loan requirements](/loans/dscr/requirements) page covers the rest of the file.

That fits a different business owner. Maybe your debt-to-income is already full from earlier properties or business obligations that report on your personal credit. Maybe you’d rather your income never enter the file at all. DSCR financing goes up to 80%, so the extra down payment is what it costs to leave your return out entirely.

Both programs are for investment property only. Neither one finances the home you live in.

### Does the loan you choose change how you file?

No. The loan reads your income. It doesn’t change your return, your deductions or your entity structure, and Total Quality Lending doesn’t give tax advice.

Both programs allow the loan and title to sit in your limited liability company (LLC), where many lenders make you take title personally and transfer later. Our guide to [buying in an LLC](/strategies/buying-in-an-llc) walks through how that works. Whether an LLC is right for your taxes or your liability is a question for your attorney and CPA.

### Start with the deal, not the return

Before you apply, Total Quality Lending will model the property for you at no cost. That includes cash flow and rental projections, DSCR and return-on-investment numbers, and an AirDNA report on purchases. You’ll see which program fits before anyone asks for a document. One flat fee covers underwriting and processing, with no points and no origination. As a direct lender with its own underwriters, Total Quality Lending treats structure as the first conversation, not the last.

Your write-offs are doing their job. Let the loan do its job too. Income pays for your life. Assets change your family’s trajectory.
