# When Should You Use Bank Statements to Qualify for a Mortgage?

> Self-employed with heavy write-offs? Here’s when bank statements beat tax returns for qualifying on your next rental property.

Use your bank statements to qualify for a mortgage when your tax returns understate what you earn. That usually means you’re self-employed and your write-offs cut your taxable income. For an investment property, Total Quality Lending accepts bank statements as income documentation on the Hybrid Investor Loan, which also counts the property’s projected rent.

### Signs your bank statements will qualify you for more

A traditional lender qualifies you on the income your tax return shows, after every deduction your accountant found. That’s the right number for your tax bill and the wrong one for a mortgage. A business owner with strong revenue and heavy write-offs can look, on paper, like someone who can’t afford the rental they’re about to buy.

Bank statements show the money that actually moves through your accounts. They’re worth using when your income comes from a business, a practice or contract work, and when the deposits tell a stronger story than the bottom line of your return. If you own the business and your accountant’s job is to keep your taxable income low, that’s usually you.

### When you may not need to document income at all

If the property’s rent covers its own payment, a [debt service coverage ratio (DSCR) loan](/loans/dscr) can skip your income entirely. It qualifies on the property rather than on you. Total Quality Lending compares the rent to the full monthly payment, including principal, interest, taxes, insurance and any association dues, and runs no debt-to-income calculation. A property renting for $2,800 against a $2,400 payment has a DSCR of 1.17.

Total Quality Lending’s DSCR loan goes up to 85% LTV on a purchase at the top credit tier, with a minimum FICO credit score of 640. Reliance on your personal income falls as you move from the Hybrid Investor Loan to DSCR, and the down payment rises to match. Bank statements earn their place when the rent alone falls short or when you want to put less down. These [DSCR loan scenarios](/blog/dscr-loan-examples) include a self-employed investor whose tax returns understated his income, worked through with real numbers.

### How bank statement income is calculated

The underwriter reviews a run of your monthly statements, personal or business, and works out your average monthly income from the deposits. Transfers between your own accounts don’t count, and neither do one-time deposits that aren’t income. On a business account, the underwriter also accounts for business expenses, because not every deposit is take-home pay.

This is still verified income. The statements are the documentation, and the underwriter reviews them as closely as a tax return. The difference is which record reflects what you actually earn. Total Quality Lending’s [bank statement loan page](/loans/bank-statement) walks through the statement options, and the [self-employed borrower page](/who-we-serve/self-employed) covers the other ways to document income without tax returns.

### How the Hybrid Investor Loan uses bank statement income

The [Hybrid Investor Loan](/strategies/short-term-rental) is the only Total Quality Lending program that counts both your personal income and the property’s projected rent. Bank statements can document the personal income half, with no tax returns. The rent half needs no rental history, so a first short-term rental can qualify on a revenue projection.

That combination is why our Hybrid stretches further than investors expect. Your deposits carry part of the payment and the property’s rent carries the rest. The loan carries no private mortgage insurance, goes up to 85% of a purchase at the top credit tier, and requires a minimum FICO credit score of 620.

It works for [long-term rentals](/strategies/buy-and-hold) as well as vacation properties. If you’re weighing a short-term rental, this guide to [the best loan to buy an Airbnb](/blog/best-loan-to-buy-airbnb) compares the options.

### Run the numbers before you apply

Total Quality Lending runs a free deal analysis on the property you’re considering, including cash-flow and rental projections, DSCR modeling and a return on investment estimate, with AirDNA data pulled on purchases. You’ll know whether the deal holds up, and which documentation path fits it, before you commit.

Total Quality Lending is a direct lender with its own underwriters, so structuring happens in the first conversation. One flat fee covers underwriting and processing, with no points and no origination fee. Call (800) 304-1925 to talk through your next property.

Income pays for your life. Assets change your family’s trajectory.
