Get the project classification in writing

Identify the project’s hotel services, rental-management arrangements and owner-use restrictions. Confirm whether the lender treats the unit as a condo hotel and whether that exact project type is eligible.

A lender’s general statement that it finances condos does not confirm condotel eligibility. Ask what project documents and appraisal form are needed before paying for work that may not fit.

Use the same income evidence

Present the same rental history, management fees, property expenses and proposed occupancy to every lender. Ask whether the quoted amount relies on actual history, an appraiser’s analysis or a projection.

TQL standard DSCR condo-hotel caps are 75% purchase and 65% refinance, with a $1.5 million loan maximum before other lower limits. Prime Time and Foreign National DSCR have separate limits and documentation. A quote should clearly identify the program used.

Compare the whole proposal

Review rate, points, fees, leverage, reserves, prepayment provisions, required escrows and the closing conditions. An attractive headline that depends on unsupported income or a different project classification is not a comparable offer.

Request a list of unresolved underwriting conditions. Project insurance or management restrictions can be more decisive than a small rate difference.
