DSCR starts with the rental property
The standard DSCR calculation divides qualifying monthly rents by PITIA, or ITIA for an eligible interest-only structure. It does not use a personal debt-to-income ratio. Rent documentation, credit, leverage, reserves and property eligibility still matter.
An investment that has strong documented rental income may fit this property-based approach even when personal taxable income does not tell the whole story.
A hybrid review brings personal income into the picture
TQL’s hybrid investor approach considers the property alongside an eligible personal-income documentation path. That may involve standard documentation or an applicable alternative method, such as bank statements.
The lender must determine how each source is calculated and combined. Do not simply add gross rent to take-home pay and assume that total is qualifying income. Documentation, liabilities and expenses must be evaluated under the actual program.
Compare the same transaction
Use the same property, price, loan amount, payment and expense assumptions in both proposals. Ask how the income was calculated, what documents are required and which program restrictions changed the offer.
A hybrid structure may help a property that does not fit a rental-only review, but it also requires borrower-income documentation. A DSCR structure may simplify income review while limiting the amount the property can support.
