Investors are usually surprised twice during a DSCR file.
The first surprise is how little is asked for. No pay stubs. No two years of returns. No letter explaining a gap in employment.
The second surprise is that the short list is not the same as a short process. The documents that are required carry more weight, and a missing rent schedule or an incomplete operating agreement stalls a file just as effectively as a missing tax return would elsewhere.

Borrower Documents
Government-issued photo ID. Driver's license or passport for each borrower and each guarantor.
Credit authorization. The lender pulls the report; you authorize it. Most Total Quality Lending investor programs carry a 620 minimum score, with better pricing at higher tiers.
Two months of bank statements for reserves. Underwriting needs to see liquid funds covering the down payment, closing costs, and required reserves. Reserves are typically expressed in months of PITIA and vary by program and loan amount.
Source documentation for large deposits. Any deposit outside your normal pattern will draw a request for explanation. Have the paper trail ready rather than reconstructing it mid-file.
Payoff statements, if you're refinancing an existing loan.
Property Documents
Purchase agreement, fully executed, for a purchase transaction.
Appraisal with a rent schedule. The lender orders this. For single-family, that's Form 1007; for two-to-four units, Form 1025. The rent schedule is what establishes the qualifying income for your DSCR calculation, which makes it the single most important document in the file.
Current lease agreements, if the property is tenanted. Lenders generally credit the lower of the in-place lease or the appraiser's market rent opinion.
Property insurance quote or binder. Investor coverage, not owner-occupied. This feeds directly into PITIA, so a placeholder number early can shift your ratio later.
HOA documentation, where applicable — dues amount and, for condos, a questionnaire.
Property tax records. Note that taxes often reassess at your purchase price rather than the seller's basis. Underwriting will use the forward-looking figure.
Entity Documents (If Vesting in an LLC)
LLC vesting is standard on DSCR loans and generally doesn't carry a pricing penalty. It does add paperwork:
- Articles of organization
- Operating agreement
- EIN letter from the IRS
- Certificate of good standing, depending on state and lender
- Personal guarantees from members above an ownership threshold, typically 20% or more
Entity documents are the most common source of delay in an otherwise clean DSCR file — usually because an operating agreement was never formally executed, or the LLC's registration lapsed.
Short-Term Rental Income Documentation
This is where STR files differ meaningfully, and where investors most often bring the wrong thing.
Qualifying short-term rental income must be supported by one of the following:
- An appraiser's short-term rental analysis
- A 12-month property management statement
- 12 months of bank statements showing rental deposits
- An AirDNA Rentalizer report — purchases only
Worth stating plainly: general market research platforms are useful for evaluating whether a deal is worth pursuing, but a marketplace revenue estimate is not accepted loan documentation on its own. Use those tools to decide; plan on one of the four above for the file.

Foreign National Borrowers
International borrowers add a few items and remove others:
- Valid passport and visa documentation where applicable
- No U.S. credit score required. Where a score exists, a 680 minimum applies
- Reserves of 6 months PITIA
- Foreign-entity affidavit (FLTA) on Florida purchases
- Asset documentation for funds held in foreign accounts, typically with translation and currency conversion

What You Will Not Need
The absent list is the reason investors use these loans:
- Personal tax returns or business returns
- W-2s or 1099s
- Pay stubs
- Employment verification or a verification of employment form
- Personal debt-to-income calculation
- Profit and loss statements
Qualification runs on the property's income against its payment. Your personal earnings never enter the math — which is why DSCR loans work for investors whose tax returns understate what they actually earn.
What Slows a File Down
Four issues account for most delays:
Entity paperwork that doesn't exist yet. An LLC formed last week without an executed operating agreement will hold up the file. Handle this before you're under contract.
Reserve funds that moved recently. Large transfers between accounts trigger sourcing requests. Consolidate before you apply, not during.
Insurance quoted at owner-occupied rates. Investor policies cost more. A low placeholder quote inflates your DSCR early and forces a recalculation later.
STR income documentation gathered late. A 12-month management statement or bank statement history takes time to request. Start it as soon as the property is identified.
The Sequence
Roughly how the documents come due:
- At application — ID, credit authorization, purchase agreement, entity documents
- Early processing — bank statements, reserve documentation, insurance quote
- Mid-file — appraisal and rent schedule ordered and returned, lease agreements if tenanted
- Pre-closing — updated statements if the file has aged, final insurance binder, HOA questionnaire
