What Is a Good DSCR Ratio? Tiers and Thresholds

A DSCR of 1.00 covers the payment — but the ratio is also a pricing tier. Here's what each range means for your rate, your leverage, and your approval.

Quick answer: A DSCR of 1.00 means the property exactly covers its mortgage payment, and that's the threshold most programs require. But the ratio isn't just pass/fail — it's a pricing input. A property at 1.25 typically prices better and qualifies for more leverage than one at 1.05, and programs exist for ratios below 1.00 at reduced LTV.

Most investors treat DSCR as a gate. Above 1.00 you're in, below it you're out. That's half right, and the half that's missing costs money.

Debt service coverage ratio functions as both a qualification threshold and a pricing tier. Two borrowers buying identical properties, both approved, can end up with meaningfully different rates and different maximum loan amounts based entirely on where their ratio lands.

The Calculation

DSCR = Monthly Rental Income ÷ Monthly PITIA

PITIA is principal, interest, taxes, insurance, and association dues. Interest-only loans use ITIA — no principal component, which produces a higher ratio on the same property.

A property renting for $2,800 against a $2,400 full payment has a DSCR of 1.17. It generates 17% more income than it needs to cover debt.

The most common error is running the calculation on principal and interest alone. On a property with $310 in taxes, $115 in insurance, and $70 in HOA dues, that omission overstates the ratio by roughly 25% — turning a real 1.17 into an imaginary 1.47.

What the Tiers Actually Mean

Below 1.00 — the property doesn't cover itself. Rent falls short of the payment, and the gap comes out of your pocket monthly. Some programs allow this at reduced maximum LTV and wider pricing. It isn't automatically a bad investment — appreciation plays and properties with improvement upside sometimes justify it — but you're subsidizing the asset while you hold it.

1.00 to 1.10 — break-even to thin. Qualifies under most programs. There's little room for a vacancy, a repair, or an insurance increase before the property goes negative.

1.10 to 1.25 — the working range. Most performing rentals land here. Enough cushion to absorb normal turnover and maintenance.

1.25 and above — the strong tier. Generally where better pricing and maximum leverage open up. If you're near the line, the difference between 1.22 and 1.26 can be worth more than the extra down payment it takes to get there.

No-ratio programs. Some lenders offer options that skip cash flow qualification entirely, priced accordingly.

Short-Term Rentals Calculate Differently

Under Total Quality Lending's [published DSCR guidelines](https://www.totalqualitylending.com/dscr-loan-requirements), short-term rental income is taken as a 12-month average and reduced by a mandatory 20% expense factor covering advertising, furnishings, and cleaning. If actual expenses exceed 20%, the higher figure applies — the 20% is a floor.

AirDNA Rentalizer projections carry an additional adjustment: the revenue projection is multiplied by 0.80, and the forecast must be dated within 90 days of the note. Purchase transactions only.

Practically, a short-term rental grossing $5,000 a month does not qualify on $5,000.

Improving the Ratio Before You Apply

More down payment. Reduces the loan, reduces the payment, raises the ratio — and often improves LTV pricing simultaneously.

Interest-only structure. Removes principal from the denominator. Raises the qualifying ratio without changing the property, though it also means no amortization.

Higher documented rent. If in-place rent sits below market, an appraiser's rent schedule may support a higher figure. Lenders generally credit the lower of actual lease or appraised market rent.

The Ratio Isn't the Whole Deal

A strong DSCR means the property covers its debt. It does not mean the property is profitable. Residential DSCR programs generally measure gross rent against PITIA — they don't deduct management fees, maintenance, capital expenditures, or vacancy allowance.

Qualify on the ratio. Decide on the full picture.
