Separate the two property categories
A non-warrantable condominium falls outside one or more conventional project requirements. A condo hotel operates with hotel-style features or rental arrangements. A property may involve both concerns, but the terms should not be used interchangeably.
Ask for the project classification and the exact reason conventional financing does not fit. That directs the search toward a relevant program rather than an unrelated exception.
Ask about the actual risk, not blanket exceptions
Different lenders may treat concentration, commercial use, litigation, insurance, structural concerns and rental-pool agreements differently. An exception for one issue does not mean acceptance of every project issue.
Provide the same questionnaire, budget, master insurance, assessments and operating documents to each lender. A quote made without these documents is an early indication rather than a completed project review.
Compare income and leverage on consistent facts
Confirm the occupancy and income-documentation program. A borrower-income program does not waive collateral review; a DSCR program does not automatically accept every hotel revenue forecast.
For a condotel, use the applicable condo-hotel limits instead of an ordinary condo headline. Ask how management fees, owner-use restrictions and seasonal income affect qualification.

A financing proposal should identify costs, time-sensitive documents and conditions that remain open.
