Hybrid Investor Loan: Qualify Using Your Income Plus the Rent

How the Hybrid Investor Loan counts your personal income and the property’s projected rent together, and when it beats a DSCR loan.

Hybrid Investor Loan from Total Quality Lending, qualifying on your personal income plus the property’s projected rent.

The Hybrid Investor Loan qualifies you on your personal income plus the rent of the property you’re buying. It is the only Total Quality Lending program that uses both, so neither has to carry the loan alone. The loan and title can close in your limited liability company, or LLC.

Why investors usually have to choose between their income and their LLC

If you own a business, you already think in entities. Your company has one, and you want your next rental to have one too. Then you start shopping loans and run into a split.

The loans that count your personal income tend to close in your personal name. Some lenders will tell you to take title yourself and move the property into the LLC after closing. The loans that close in an LLC tend to ignore your income completely, so the property’s rent has to carry the whole payment on its own.

That split is where a lot of good deals stall. The rent covers most of the payment, your income could cover the rest without strain, and no single loan will look at both.

The Hybrid Investor Loan is Total Quality Lending’s signature program that counts your personal income and the subject property’s rent together. It closes with the loan and title in your LLC.

Your books don’t decide this

Business owners hear “your income doesn’t qualify” more often than anyone with a W-2. The money is real. The tax return, after every legitimate deduction, tells a smaller story.

On the Hybrid Investor Loan, Total Quality Lending can document your personal income without tax returns. You show what you actually earn, the property adds its projected rent, and underwriting reads both together.

How the Hybrid Investor Loan qualifies a purchase

The Hybrid works on two inputs. One is your personal income, documented the way you earn it. The other is the projected rent on the property you’re buying. Neither one has to carry the loan alone, which is why the Hybrid stretches further than most investors expect.

Four specifics matter on a purchase.

  • The property needs no rental history. Total Quality Lending qualifies an Investor Hybrid purchase on projected rent, so a first short-term rental can qualify before it has taken a single booking.
  • There is no private mortgage insurance. The Hybrid doesn’t carry it.
  • The ceiling is 85% loan-to-value on a purchase. Loan-to-value, or LTV, tops out there, so plan on at least 15% down.
  • The minimum credit score is 620.

Hybrid vs. DSCR: which one fits your deal

The other loan that closes in an LLC is the DSCR loan, short for debt service coverage ratio. It qualifies on the property’s rent alone, with no personal income documentation at all. Like the Hybrid, it needs no rental history on a purchase. It goes up to 80% LTV on a purchase, against 85% on the Hybrid, and its minimum credit score is 640, against 620.

That gap is a trade, and it’s an honest one. The more a loan leans on your personal income, the less cash you put down. DSCR asks nothing about your income and asks for more at closing. The Hybrid asks to see your income and lets you keep more of your cash.

Pick DSCR when the rent covers the payment on its own and you’d rather keep your income out of the file. Pick the Hybrid when the rent comes close but runs thin, when you’re buying a short-term rental on projections, or when keeping cash for the next purchase matters more to you than keeping your income out of underwriting.

What putting the property in an LLC does not change

Vesting the loan in an LLC changes who holds title. It does not change what kind of loan you have.

A loan is business-purpose because of how the property and the money get used. An LLC signing the note does not decide it, and forming an entity does not turn a consumer loan into a business loan. Cash-out works the same way. If you refinance an LLC-owned property and spend the proceeds on personal, family or household expenses, the loan falls back under consumer lending rules even though an entity is the borrower. Point cash-out at the next property.

Liability, taxes and how the entity should be set up are questions for your attorney and your CPA. Total Quality Lending structures the loan around the entity you build with them, and you never have to take title personally and transfer it later. Run the deal before you pick the structure

Before you commit to a program, Total Quality Lending runs the deal at no cost. That covers cashflow and rental projections, DSCR and return-on-investment modeling, and AirDNA data pulled on purchases, so you can compare the Hybrid and DSCR on the same property before you decide.

One flat fee covers underwriting and processing. No points, no origination. Total Quality Lending is a direct lender with its own underwriters, so the structure, entity included, is the first conversation instead of a surprise at closing.
