Rural financing within the mortgage programs

This page covers rural property within TQL’s DSCR and Prime Time guidelines. It does not describe a USDA loan. Confirm the appraisal classification and the intended use of the property before comparing options.

Apply the correct acreage and leverage limits

Standard DSCR allows eligible rural investment property up to five acres, with maximum 75% purchase and 70% refinance LTV. A lower credit, loan-balance or DSCR tier may apply.

Prime Time allows up to 20 acres, with rural caps of 80% purchase and 75% refinance LTV, subject to the selected documentation and occupancy matrix. Foreign National DSCR and the 5–8 unit / 2–8 mixed-use program do not permit rural property.

Evaluate access, condition and comparable sales

The property must be an eligible residential asset with adequate access, utilities and marketability. A large parcel, unusual improvements or limited comparable sales can require a more involved appraisal review.

Provide accurate details about outbuildings, agricultural use, access roads and any shared systems. The residential collateral must fit the program; acreage alone is not the only test.

Prepare a rural property review

Early information helps avoid choosing a program that cannot accept the parcel.

  • Address, parcel size and legal description.
  • Primary, second-home or investment occupancy.
  • Property use, outbuildings, utilities and road access.
  • Purchase contract, income or rent documents, and funds for closing.

Can a foreign national use this DSCR rural option?

The published Foreign National DSCR program excludes rural property.

Are the acreage limits enough to establish eligibility?

No. The appraisal, property use, access, condition and all other program requirements must also be satisfied.
