What are points?

A point is 1% of the loan amount, paid at closing, to buy a lower rate. On this $650,000 loan, one point is $6,500. A positive number is what you pay; a negative number is a lender credit back to you.

The interest rate sets your monthly payment. The APR restates that same loan to include what you paid up front, which is why the two match exactly when you pay no points and drift apart as you buy the rate down. Buying points pays off only if you hold the loan long enough for the lower payment to earn the up-front cost back — so weigh them against how long you plan to keep the property before selling or refinancing.

Rates as of October 22, 2026

Priced on a single representative scenario: a $1,000,000 single-family investment property in Los Angeles County, CA, purchased with a $650,000 loan (65% LTV), 781 credit score, 35% debt-to-income ratio, 12 months of personal bank statements, 30-year fixed, 5-year prepayment penalty, 30-day lock. Your rate depends on your full scenario and will differ.

Rows may price on different investor programs sharing the same 30-year fixed bank statement structure, and are shown under one product name.

These rates are for an investment property. A home you live in or a second home prices differently, and a loan officer will quote it for you.

Rates and APRs are estimates for comparison only, are not an offer or a commitment to lend, and change daily with the rate sheet. APR reflects the interest rate plus lender fees expressed as a yearly rate. Loans are for business-purpose, non-owner-occupied investment property. Equal Housing Lender.

The 30-second answer

Bank statement rates are risk-based like any mortgage: your credit score and LTV do most of the work, then how your statements are documented, the loan amount, occupancy, purpose and, on an investment property, the prepayment structure fine-tune the price. They typically run above conventional rates because these are non-QM loans with no agency backing — in exchange you qualify on your deposits instead of your tax returns. Rates change daily, so the only honest number is a quote against today’s rate sheet.

The 8 factors that set your bank statement rate

These are the same variables that gate eligibility in the program matrix — pricing follows the identical risk logic.

1.Credit score tier

Pricing is tiered by credit score. 620 is the program floor, and each step up improves both the rate and the maximum LTV, with the best terms at 720 and above.

2.Loan-to-value (LTV)

The less leverage, the better the price. A file at 60–65% LTV prices meaningfully better than one near the program maximum, because the lender's risk drops with every point of equity.

3.How your statements are documented

Twelve or 24 months, personal or business accounts: the documentation is part of the price. Personal statements count your eligible deposits; business statements apply a 50% expense ratio, or the ratio your CPA or tax preparer provides.

4.Occupancy

A home you live in, a second home and an investment property each price differently. The rates on this page are for an investment property, which is what makes them business-purpose loans.

5.Loan amount

Loans run $150K to $4M. Larger loans carry lower maximum LTVs and price differently than the mid-range where most purchases fall.

6.Debt-to-income ratio

Bank statement loans are income-qualified, so your debt-to-income ratio counts. The program allows up to 50% (up to 55% on a primary residence with conditions), and pricing can step as it rises.

7.Transaction purpose

Purchase generally prices best. Cash-out refinance is treated as the highest risk and carries lower LTV limits and higher pricing than purchase or rate/term.

8.Prepayment structure

On an investment property you can accept a prepayment-penalty period of up to 5 years, and a longer one generally buys a lower rate. Penalties are not allowed in AK, KS, MI, MN, NM and RI, other states limit them, and a home you live in never carries one.

Credit tiers: where pricing steps

Each credit-score tier unlocks more leverage — and better pricing. Maximum investment-property purchase LTV by representative score, for full doc, bank statement and 1099 files:

660–67980%$1.5M$2.5M
640–65980%$1M$2M

A home you live in goes up to 90% LTV at the best tiers. For rate/term, cash-out and primary-residence limits, see the full matrix for your state under Where We Lend.

How to get a lower bank statement rate — what you can actually move

  • Cross the next credit-score tier before you apply — the matrix steps every 20 points from 620 to 720.
  • Put more down: every LTV band you drop improves the price.
  • If your W-2s or tax returns show your income, compare a full doc loan too — more documentation usually prices lower.
  • On an investment property, accept a longer prepayment period if you plan to hold.
  • Consider points when your hold period is long enough to clear the break-even.
  • Purchase and rate/term price better than cash-out — if you don't need the cash out, don't pay for it.

Rates, terms, and availability change without notice and depend on your full scenario. Nothing on this page is a rate quote or a commitment to lend — subject to underwriting guidelines.

Bank statement vs conventional rates — the honest trade

A conventional loan will usually carry a lower rate — if your tax returns show enough income to qualify. The bank statement premium is the price of qualifying on the deposits that actually reach your accounts, which is what self-employed borrowers with write-offs and depreciation need. If your returns do show your income, compare a full doc loan too. Full comparison: Bank Statement vs Conventional.

Frequently asked questions

What are bank statement loan rates today?

This page publishes today's ladder for one anchored investment-property scenario, refreshed each morning from our rate sheet. Your own rate depends on your credit score, LTV, how your statements are documented, loan amount, purpose, occupancy and, on an investment property, the prepayment structure. A loan officer quotes your exact scenario from a soft credit pull with no FICO impact.

Are bank statement loan rates higher than conventional rates?

Typically yes. Bank statement loans are non-QM loans without agency (Fannie Mae or Freddie Mac) backing, so they carry a premium over a conventional loan. What the premium buys: you qualify on the deposits in your accounts instead of the taxable income on your returns, which is what self-employed borrowers with write-offs need.

Do 12-month and 24-month bank statements price differently?

They can. Both are eligible, and the documentation period is one of the inputs the rate sheet prices. This page is priced on 12 months of personal statements; a loan officer will price both options for your file.

Personal or business bank statements — which should I use?

Personal statements use 12 or 24 months of personal accounts plus 2 months of business statements, and count your eligible deposits. Business statements use 12 or 24 months of business accounts with a 50% expense ratio, or the ratio your CPA or tax preparer provides. The better choice depends on how your income flows, and your loan officer will compare them.

Why are the rates on this page for an investment property?

An investment property loan is business-purpose credit, so it can be published with the same disclosures as our DSCR rates. Bank statement loans for a home you live in or a second home are available too; they price differently, and a loan officer will quote them for you.

How does the prepayment penalty affect my rate?

On an investment property it's a direct trade: accepting a longer prepayment-penalty period, up to 5 years, generally lowers the rate, while a short or zero-penalty structure raises it. Penalties are not allowed in AK, KS, MI, MN, NM and RI, other states limit them, and a home you live in never carries one.

Can I buy down my bank statement rate with points?

Yes. Discount points are available, and whether they pay off depends on how long you keep the loan. Your loan officer will show the break-even month for any buy-down so the decision is arithmetic, not guesswork.

How do I get an actual bank statement rate quote?

Start online or call. Day one is a soft credit pull (no FICO impact), a pre-screen against the program guidelines, and a same-day initial quote range. A hard pull only happens later, at document collection, when you've decided to proceed. Quotes are free and don't obligate you to anything.
