Can Rental Income Pay the Mortgage on an Investment Property?

Renting rooms, a 2–4 unit house hack, a long-term rental or a short-term rental: how each can pay the mortgage on your first property.

Can rental income pay the mortgage on a first investment property? Four ways new investors make the rent cover it.

Yes. Rental income can pay the mortgage on your first investment property when the rent covers the full monthly payment, with room left for vacancy and repairs. New investors usually get there one of four ways: renting rooms in their own home, house hacking a 2–4 unit building, buying a long-term rental, or buying a short-term rental.

Two of those are the home you live in, and they lower what your home costs you. The other two are investment properties you don’t live in. The four differ in how much space you give up, how much work you take on, and how they’re financed. They all run on the same test, so start there.

What does the rent have to cover?

More than most people put in the spreadsheet. A mortgage payment is four or five numbers stacked together:

  • Principal and interest on the loan
  • Property taxes
  • Homeowners insurance
  • Association dues, if the property has them
  • Flood insurance, if the property needs it

Rent that matches that payment is the floor, not the goal. Vacancy, repairs, turnover and any utilities you pay come out of the rent too. A property whose rent exactly matches its payment pays most of your mortgage, and you cover the rest every time a water heater fails.

How does renting out rooms pay your mortgage?

You stay in the house you own and rent the spare bedrooms. Say your full payment is $2,100 and you rent two rooms at $700 each. Your housemates cover $1,400, and your share drops to $700.

It’s the cheapest way to start because you may not need a new property or a new loan. The cost is your privacy. You share a kitchen with your tenants and you’re the landlord at breakfast. Check your local rules and any association rules on renting rooms before you list one.

The limit is that it doesn’t add an asset. You still own one house. It’s a way to free up cash for the first rental, not the rental itself.

How does a multi-unit house hack pay your mortgage?

You buy a duplex, triplex or fourplex, live in one unit and rent the others. On a fourplex with a $3,600 payment, three units renting at $1,300 bring in $3,900, and the tenants cover the whole payment. Those figures are an example, not a promise about any market.

You get a door that closes, which room renting doesn’t give you, and you learn to be a landlord with the tenants a hallway away. You’re living in the property, so it runs on owner-occupied financing, which sits outside Total Quality Lending’s investor loans.

The ceiling is four units. On 5–8 unit buildings, Total Quality Lending’s Multi-Unit & Mixed Use program doesn’t allow you or your immediate family to live in a unit, and first-time investors aren’t eligible there.

How does a long-term rental pay your mortgage?

You buy a property you don’t live in and rent it to a tenant on a lease. This is buy and hold, and it’s the base case every other strategy is measured against. A furnished monthly rental for traveling nurses, relocating professionals or corporate stays counts here too, because it documents as a long-term rental.

A DSCR Loan, short for debt service coverage ratio, qualifies on whether the rent covers the payment. A property renting for $2,400 with a $1,900 payment has a ratio of about 1.26, meaning the rent covers the payment 1.26 times over. DSCR loans qualify on the property’s cash flow rather than the borrower’s income, so there are no pay stubs, no tax returns and no debt-to-income calculation.

Total Quality Lending’s DSCR loan funds purchases up to 80% loan-to-value (LTV) with a 640 minimum FICO credit score, so the down payment starts at 20%. Here’s how LTV sets your down payment on each program.

How does a short-term rental pay your mortgage?

Nightly or weekly rates carry the loan instead of a lease. The property needs no operating history to qualify. A projection qualifies a purchase on both the DSCR loan and the Hybrid Investor Loan, and on purchases Total Quality Lending pulls AirDNA data for it.

It’s the same house as a long-term rental with more work attached. Short-term rental income runs higher and moves more month to month, and someone has to handle the guests, the cleaning and the calendar. Budget for that before you count gross nightly revenue as mortgage money. Short-term rental use and income aren’t eligible on 5–8 unit and mixed-use buildings.

What if the rent doesn’t cover the payment?

On a long-term or short-term rental, you have three honest options, and walking away is one of them.

Put more down. A smaller loan means a smaller payment, and the same rent may cover it.

Count your income alongside the rent. The Hybrid Investor Loan is the only Total Quality Lending program that uses your personal income plus the property’s projected rent. It funds purchases up to 85% LTV with a 620 minimum FICO credit score, documents your income without tax returns, and carries no private mortgage insurance (PMI). It fits when the rent nearly covers the payment and your income can carry the difference.

Pass on the deal. If the rent can’t cover the payment at any down payment you’re willing to make, the property is asking your paycheck to subsidize it every month. Total Quality Lending runs the cash flow and DSCR modeling at no cost, and sometimes the most useful thing it shows you is a property to skip.

Rent covers the mortgage. The asset is what you keep.

Renting rooms and house hacking make your home cheaper to own. A rental you don’t live in is the first asset that pays for itself while the loan balance falls. Income pays for your life. Assets change your family’s trajectory.

If you have a rental in mind, Total Quality Lending will run the rent against the full payment before you commit. Call (800) 304-1925 or start a deal analysis at totalqualitylending.com.
