Can You Get a Mortgage With Just a P&L Statement?

Whether a profit and loss statement alone can qualify you for investment property, and how it compares with DSCR and the Hybrid Investor Loan.

Can you get a mortgage with just a P&L statement, and how business owners qualify for investment property.

Yes. A profit and loss statement only mortgage, often called a P&L only loan, documents a self-employed borrower’s income with a P&L instead of tax returns. Total Quality Lending offers a P&L only mortgage for business owners, including on investment property, alongside DSCR loans and the Hybrid Investor Loan, so you can qualify on what your business earns.

Your tax return was built for a different job

Your tax return exists to lower your tax bill. A lender reads that same return to measure your income. Those two jobs pull in opposite directions.

Depreciation, vehicle expenses, a home office, equipment written off in a single year. Every deduction your CPA found is money you kept, and every one of them shrinks the income a lender sees. The business that pays for your house and your kids’ tuition can look, on paper, like it barely covers a car payment.

That gap is why so many business owners get treated as a problem file. Your books don’t decide this. The way a lender reads them does.

What is a profit and loss statement only mortgage?

A profit and loss statement only mortgage qualifies a self-employed borrower using a profit and loss (P&L) statement as the main income document. The P&L summarizes the business’s revenue, expenses and net profit, and Total Quality Lending accepts 12 or 24 months of it.

At Total Quality Lending, the P&L has to come from a CPA, an enrolled agent, a CTEC-registered preparer or a tax attorney, and that preparer must be the one who completed or filed your most recent business tax return. A statement you or your bookkeeper put together won’t count. Total Quality Lending’s P&L only path skips both tax returns and bank statement deposit analysis, so the P&L carries the file.

Because a P&L covers the current period, it captures a business that grew this year. Last year’s return can’t show that.

How a P&L only mortgage compares with other ways to qualify

Self-employed investors usually document income one of four ways. Tax returns show net income after deductions, which works when your returns already reflect what you earn. Bank statements show deposits over time, which fits an owner whose money runs steadily through one account. A P&L shows what the business earns in the current period, which fits clean books and a CPA who knows them. A DSCR loan leaves personal income out entirely and reads the property’s rent against its payment.

Moving down that list, the lender relies less on your personal income, and the down payment tends to rise to match. That trade answers the question most business owners arrive with, which is whether their income will work at all. Total Quality Lending offers several income documentation paths for self-employed borrowers, so you can choose the one that matches how your money moves.

Can you buy a rental without documenting your income?

Yes. A debt service coverage ratio (DSCR) loan qualifies on the property rather than the borrower. Total Quality Lending’s DSCR loans use no debt-to-income calculation and no personal income documentation, so your tax return, your P&L and your bank statements stay out of the income review. If the property cash flows, the deal works.

Total Quality Lending’s DSCR program goes up to 80% loan-to-value (LTV) on a purchase with a 640 minimum FICO credit score. The loan and the title can both sit in your limited liability company (LLC), where many lenders make you take title personally and transfer later. For a business owner whose income is hard to show on paper, DSCR often makes the P&L question disappear.

What if you want your income and the property working together?

The Hybrid Investor Loan is Total Quality Lending’s signature program, and the only one that counts both your personal income and the subject property’s projected rent. That combination is why it stretches further than most investors expect.

Personal income on the Hybrid Investor Loan can be documented without tax returns, which matters to the same business owner a P&L only mortgage is built for. The property needs no rental history, so a first short-term rental (STR) can qualify on projected income. The Hybrid goes up to 85% LTV on a purchase with a 620 minimum FICO score, and it carries no private mortgage insurance (PMI).

Your loan advisor will walk through which income documentation fits your business before you commit to a structure.

What makes a P&L statement hold up in underwriting?

If you take the P&L route, the statement has to survive a close read.

Keep business and personal money in separate accounts, because mixed funds are the first thing an underwriter questions. Make sure the P&L shows every recurring expense, not only the ones that flatter the bottom line. Use a recent period, since an old statement says little about the business you run today. And bring in the tax professional who already files your business return early, since they’re the one who has to prepare it.

Is a P&L only mortgage the right fit for you?

It depends on what your paperwork shows and what you want the loan to do.

If your tax returns already reflect what you earn, a conventional loan may cost you less, and a good advisor will tell you so. If your business earns more than the return shows and your books are clean, the P&L only path lets that income count. If you want your personal income out of the decision entirely, DSCR is the cleaner path. If you want the most leverage on the purchase, the Hybrid Investor Loan is the place to start.

Total Quality Lending runs that comparison with you before you apply. Deal analysis, cash flow and rental projections, and DSCR and return-on-investment modeling come at no cost, and the team pulls AirDNA data on purchases. One flat fee covers underwriting and processing, with no points and no origination fee.
