Ways to Qualify for a Mortgage: Full Documentation, Bank Statements, 1099s, DSCR and More
Eight ways to qualify for a mortgage, from tax returns to bank statements to DSCR, and how to match the path to how you earn.

You can qualify for a mortgage with full documentation, 12 or 24 months of bank statements, a profit and loss statement, 1099s, a written verification of employment, your assets, or, on an investment property, the property’s rent. Total Quality Lending offers all of these. On investment property, the less a loan relies on your personal income documents, the more you put down.
Your books don’t decide this. If you own a business, your tax return is built to show as little income as the law allows. A lender that reads only that return sees someone who barely earns. The fix is choosing the document that shows what you actually make.
How the ways to qualify differ
Every path answers the same question, which is how the lender knows the payment will get made. What changes is the evidence.
Full documentation reads your tax returns, W-2s and pay stubs. Alternative documentation replaces the tax return with another record of your income, such as deposits, a profit and loss statement, 1099s or your assets. The Hybrid Investor Loan adds the property’s projected rent to your income. DSCR drops your personal income entirely and lets the rent carry the loan.
Each step down that list asks less of your paperwork. On an investment property, each step also asks more of your down payment. That trade is the honest answer to whether your income will work, and the sections below take each path in order.
Full documentation
Full documentation qualifies you on tax returns, W-2s and pay stubs, and your debt-to-income ratio decides how much you can borrow. If your returns show what you earn, this is usually the least expensive way to qualify, and for many salaried borrowers that means a conventional loan. We’ll tell you when that’s your best option.
The limit shows up with each new property. Every financed home adds to your debts, and eventually the ratio fills up even on a strong salary. That’s the point where investors start reading about buying an investment property when your DTI is maxed out.
Can you qualify for a mortgage without tax returns?
Yes. Total Quality Lending documents income 5 ways without tax returns. Each one is a different record of the same money.
Bank statements. A bank statement loan qualifies you on 12 or 24 months of personal or business bank statements. The lender works from deposits instead of taxable income, which is why it fits business owners whose write-offs shrink their returns. The full case is in why self-employed borrowers get denied.
Profit and loss statement. A P&L-only loan qualifies you on a profit and loss statement for your business in place of tax returns.
1099s. For independent contractors, a 1099 loan qualifies you on 1 or 2 years of 1099 income. Total Quality Lending applies a fixed expense ratio to the 1099 totals rather than working through every Schedule C deduction. The gig economy investors post shows how contractors use it.
Written verification of employment. A WVOE loan lets your employer confirm your income directly on a written form.
Assets. Asset depletion turns eligible assets into a monthly qualifying income. It fits borrowers with substantial savings or investments and little regular income, such as someone who sold a business.
Changing how income is documented doesn’t change the rest of the file. Credit, reserves, the property and the down payment still get reviewed. The investment property loans without tax returns guide covers what still gets documented on each path, and none of them is a no-doc or stated-income loan.
The Hybrid Investor Loan: your income plus the rent
The Hybrid Investor Loan is the only program that counts both your personal income and the subject property’s projected rent. That combination is why it stretches further than investors expect.
Your income can be documented without tax returns. The property needs no rental history, so a first short-term rental can qualify on projections. There’s no PMI. The Hybrid finances up to 85% of a purchase at its highest tier, with a 620 minimum credit score. How the Hybrid compares with DSCR is worth reading if you’re deciding between the two.
DSCR: the property qualifies instead of you
A debt service coverage ratio loan, or DSCR loan, qualifies on the property. The ratio compares the rent to the full monthly payment of principal, interest, taxes, insurance and association dues. There is no debt-to-income calculation and no personal income documentation. Your next property doesn’t touch your debt-to-income.
DSCR is business-purpose lending for investment property only. It can’t finance a home you live in, and it can’t finance a second home, which qualifies on documented personal income. Total Quality Lending’s DSCR program runs up to 80% of a purchase at the top credit tier, with a 640 minimum credit score. The DSCR loan requirements page has the full credit tiers and reserves, and the DSCR calculator tests a property’s rent against its payment.
Which way to qualify fits you?
Start with how you earn and what you’re buying.
If you’re salaried and your returns show your real income, full documentation usually costs the least. If you own a business and your returns understate it, bank statements or a profit and loss statement tell the truer story. Contractors usually land on the 1099 path. If your wealth sits in accounts more than paychecks, look at asset depletion.
If you’re buying an investment property and your income works but needs help, the Hybrid adds the rent. If your debt-to-income is full, or you’d rather keep personal income out of the file, DSCR lets the property qualify itself.
Most borrowers fit more than one path, and the right one is the cheapest one that closes. Total Quality Lending is a direct lender with its own underwriters, so that comparison happens in the first conversation, before you’ve filled out an application. The self-employed borrowers page is a good place to start if you own a business.
