First-Time Investors: What to Know Before Buying Your First Investment Property

The number to run, the three loan routes, and the credit and ownership requirements Total Quality Lending sets for first-time investors.

First-time investors and the loan routes, credit scores and cash flow math for buying a first investment property

Before you buy your first investment property, know three things: what the property earns against its full monthly payment, which loan qualifies you, and what the lender asks of a first-time investor. At Total Quality Lending, a first-time investor owns the home they live in, and the route depends on whether your income or the rent carries the loan.

Who counts as a first-time investor?

You have never owned a rental. You own your home, you plan to keep your job, and you want the first rental to work without turning into a second career. Total Quality Lending builds the first conversation around that person.

Most first-time investors can afford the deal. The harder part is knowing what to buy and how to judge it. We do the homework.

What number should you run before you make an offer?

The debt service coverage ratio (DSCR) compares a property’s monthly rent to its full monthly payment, meaning principal, interest, taxes, insurance and any HOA dues. Divide the rent by the payment.

Take a property that rents for $2,400 a month with a $2,000 payment. Its DSCR is 1.20, so the rent covers the payment with $400 to spare before maintenance and vacancy. On a DSCR loan, Total Quality Lending requires a first-time investor’s property to come in above 1.00.

You don’t have to run this alone. Total Quality Lending models cash flow, rental projections, DSCR and return on investment at no cost, and pulls AirDNA data on purchases. The analysis comes before the loan, and some of those conversations end with us telling you to pass on the house.

Which loan fits a first investment property?

Three routes work for a first rental. The less a loan relies on your personal income paperwork, the more it asks of the property and your credit.

DSCR loans qualify on the property’s rent alone and keep your personal income off the file. If the property cash flows, the deal works. For a first-time investor, Total Quality Lending requires a 700 minimum credit score, a DSCR above 1.00, 36+ months since any credit event, and a primary residence you already own, with up to 85% loan-to-value (LTV) on a purchase.

The Hybrid Investor Loan is the only Total Quality Lending program that counts both your personal income and the property’s projected rent, which is why it stretches further than first-time investors expect. It is built for short-term rentals goes up to 85% LTV on a purchase, and carries no private mortgage insurance (PMI).

A personal income loan suits the borrower whose income tells the story, including self-employed investors who qualify on bank statements or 1099s rather than tax returns. It also goes up to 85% LTV on a purchase on the full doc, bank statement and 1099 paths.

Many investors start on the Hybrid or a personal income loan and move to DSCR once a property carries itself. Your next one doesn’t touch your debt-to-income.

Should your first rental be short-term or long-term?

A long-term rental (LTR) with a tenant on a lease asks the least of your time. On a purchase, the appraiser’s market rent can qualify the loan with no lease in place yet.

A short-term rental (STR) carries the loan on nightly or weekly rates and asks more of you or your manager every week. It also needs no operating history. An AirDNA Rentalizer projection or an appraiser’s short-term rental analysis can qualify a purchase on both DSCR and the Hybrid Investor Loan, so your first Airbnb qualifies the same way a fifth one would. See Airbnb and short-term rental loans and what you need to buy an Airbnb property, starting with whether short-term rental is legal where you want to buy.

Can you buy your first rental property in an LLC?

Yes. On investment property, a limited liability company (LLC) can be the borrower and hold title from closing on DSCR, the Hybrid Investor Loan and personal income loans. Many lenders make you take title personally and transfer it later. Holding property in an entity means each purchase stops eating into your personal borrowing room, which matters by the third door more than the first.

Forming the LLC, and any tax or liability questions about it, belong to your attorney and CPA.

What fits a first deal, and what comes later?

A first rental is usually a single-family home, a condo or a 2–4 unit building. Total Quality Lending funds 5–8 unit buildings on a separate Multi-Unit & Mixed Use program that requires investor experience, so it makes a strong second or third move once you have a rental behind you.

If the house needs a renovation first, a hard money partner funds the rehab, and Total Quality Lending refinances you once it is rehabbed and rented.
