Can I get a U.S. mortgage with an ITIN instead of an SSN?
Yes. Total Quality Lending offers ITIN mortgage loans for borrowers without a Social Security Number. The Individual Taxpayer Identification Number (ITIN) is sufficient identification for our DSCR investment property program. Up to 75% LTV.
What is an ITIN?
An Individual Taxpayer Identification Number (ITIN) is a tax-processing number the IRS issues to individuals who need a U.S. taxpayer ID but aren't eligible for a Social Security Number. Common ITIN holders: foreign nationals with U.S. tax obligations, undocumented immigrants who file taxes, dependents/spouses of visa holders.
How do I apply for an ITIN if I don't have one?
File IRS Form W-7 with the IRS. ITINs are issued by the IRS, not by mortgage lenders. We can begin DSCR underwriting once you have either an ITIN or a passport-based identification (the latter accepted under our foreign national program).
Can I buy a primary residence with an ITIN loan?
Not under our DSCR program — DSCR is investment-only. Some lenders offer ITIN primary-residence loans; we focus on investment property where DSCR underwriting is appropriate.
Will my ITIN limit me to certain states?
ITIN mortgages are available in the same 43 states as our standard Foreign National DSCR program. No state-specific restrictions tied to ITIN identification.
